Research statement

The report examines housing market resilience across Australia during the Covid-19 pandemic period and outlines the lockdowns and restrictions on housing sector across the country, as well as the financial and administrative actions taken by governments to mitigate the impact of pandemic. Based on local government areas (LGAs) defined by Australian Bureau of Statistics, we use the CoreLogic database to investigate the house price movement and housing market liquidity, and map housing market resilience in Australia for both metropolitan and regional areas during the pandemic. This report also examines the connection between housing market resilience and diversity in the community, including ethnicity, human capital, income inequality and industry concentration.Our evidence emphasizes the role of population ethnic diversity in the resilience of the housing market, especially in Victoria where the most restrictions and longest lockdowns were in place.
